Overview
What power of attorney coordination involves
Most of our overseas clients never fly in. A properly drafted Power of Attorney — notarised in Dubai or notarised abroad, attested by the UAE embassy and the Ministry of Foreign Affairs, then legally translated — allows an appointed attorney to sign the Form F, collect the NOC, attend the bank and execute the transfer at the DLD.
The POA itself is a legal instrument; its wording must be accepted by the DLD, the developer and any bank. We coordinate that process and, where the client wishes, act as the named attorney for the transaction.
Coordination service. ASMA manages the paperwork and sequencing; the underlying decision or act is made by the relevant licensed professional or authority.
Scope of service
What is included
01
Wording guidance
We supply the powers the DLD, developer and bank will expect to see so the document is not rejected at the counter.
02
Notarisation route
Dubai Notary Public (in person or online) or notarisation in your home country followed by UAE embassy and MOFA attestation.
03
Legal translation
Arabic legal translation arranged with a Ministry of Justice-licensed translator.
04
Acting as attorney
Where appointed, a member of our team attends the NOC appointment, the bank and the trustee office and signs within the powers granted.
Outside our scope — stated plainly
- We do not draft the legal text of the POA; the notary or your lawyer does. We advise on the practical powers the transaction requires.
- A POA for a company signatory must be supported by the company's own resolutions.
How it works
Process, step by step
- 1
Scope
We confirm which acts the attorney must perform — sale, purchase, mortgage, NOC, registration — and for which property.
- 2
Execution
You sign before a notary in Dubai or abroad; we guide the attestation chain if signed overseas.
- 3
Translation and check
Legal translation completed and the document checked for DLD acceptance.
- 4
Use
The attested POA is used at each appointment and retained on file.
Typical timeline: A Dubai-notarised POA can be ready in days; a POA executed abroad typically takes two to four weeks through the attestation chain.
Documents usually required
- Passport copy of the principal (you) and of the attorney
- Title deed or property details
- Draft POA (we review wording)
- Notarisation, UAE embassy and MOFA attestation stamps if executed abroad
- Arabic legal translation
Exact requirements vary by developer, bank and authority; your case manager confirms the list for your file before anything is submitted.
Fees
Quoted on enquiry
POA coordination is included where it forms part of a conveyancing instruction; standalone coordination is quoted on enquiry. Notary, attestation and translation fees are paid at cost. Government and third-party charges are always paid at cost and confirmed in writing before we begin.
No online payment is taken. A written quotation is issued before any work starts.
Frequently asked
Questions about power of attorney coordination
Can ASMA be my attorney?
Yes, where you choose to appoint a member of our team. Many clients prefer this for a sale or purchase; others appoint a family member and we coordinate around them.
Does a POA from my home country work in Dubai?
Only after it is attested by the UAE embassy in that country, then by the UAE Ministry of Foreign Affairs, and legally translated into Arabic. Some countries also require apostille or ministry-level attestation first.
How specific does the POA need to be?
Very. The DLD expects the property and the acts to be clearly described. A general POA is often refused at the trustee office.
