Overview
What property gifting / granting involves
A gift (hiba) transfer moves ownership between first-degree relatives — spouses, parents and children — without a sale price. The DLD charges 0.125% of the property's assessed value instead of the standard 4%, which makes gifting the usual route for succession planning and family restructuring.
The saving depends on getting the valuation, the relationship evidence and the paperwork right first time. That is the part we handle.
Delivered directly by ASMA. This is a core service our own team carries out under our Documents Clearing Services licence.

Fees
AED 2,625 incl. VAT — fixed
The same fixed fee applies to a gift transfer as to a sale. The DLD fee on a qualifying gift is 0.125% of assessed value plus title deed charges; valuation, NOC and trustee fees are paid at cost.

Questions about property gifting / granting
Can I gift a mortgaged property?
The mortgage must be settled or the bank must consent and the facility be restructured first. We coordinate the bank side as part of the file.
Can I gift to my brother or sister?
Siblings are not first-degree relatives for this purpose, so the standard 4% fee applies. We will tell you honestly before you start.
Is a valuation compulsory?
Yes — the DLD calculates the gift fee on its own valuation, not on a price you declare.
