Overview

What tenant notices / recovery involves

Dubai tenancy law requires certain notices — most notably a twelve-month eviction notice for a landlord's own use or sale — to be served through the Notary Public or by registered mail, in the correct form and language. A defective notice restarts the clock.

We coordinate the preparation, legal translation and notarisation of notices and assemble the documentary file: tenancy contract, Ejari, title deed, correspondence and payment records. Where a matter proceeds to the Rental Dispute Settlement Centre, we support your appointed lawyer with the documents and logistics.

Coordination service. ASMA manages the paperwork and sequencing; the underlying decision or act is made by the relevant licensed professional or authority.

How it works

Process, step by step

  1. 1

    Review

Tenancy documents and objective reviewed; the lawful notice route confirmed.

  2. 2

    Prepare

Notice drafted in the required form and legally translated.

  3. 3

    Serve

Notarised and served; evidence of service retained.

  4. 4

    Follow through

Diary dates tracked; file handed to your lawyer if a dispute is filed.

Documents usually required

  • Title deed and landlord identification
  • Tenancy contract and Ejari certificate
  • Tenant's identification details as held
  • Payment records, returned cheques and prior correspondence

Exact requirements vary by developer, bank and authority; your case manager confirms the list for your file before anything is submitted.

Fees

Quoted on enquiry

Notary, translation and filing fees are paid at cost. Government and third-party charges are always paid at cost and confirmed in writing before we begin.

No online payment is taken. A written quotation is issued before any work starts.
