Scope

Corporate transaction support

Property transactions involving a company add a layer that individual transfers do not: corporate documents, authorised signatories and multiple internal stakeholders.

Company as buyer or seller

Trade licence, memorandum, board resolution and signatory authority prepared and checked for Dubai Land Department acceptance.

Portfolio disposals and acquisitions

Several transfers run in parallel with one coordinator, one reporting format and one point of contact for your finance and legal teams.

Resale support for developer sales teams

Where a developer's resale desk or in-house agents hand over secondary-market transfers, we progress them under the same named-manager model used by brokerages.

Overseas directors and shareholders

Guidance on Powers of Attorney, attestation and translation so decision-makers abroad do not have to travel.

Services

Documentation and administrative coordination

As a licensed Corporate Services Provider and Documents Clearing Services company, documentation is our core work.

01

Document preparation and checking

Collection, verification and sequencing of all personal and corporate documents required for each transfer.

02

Developer NOC and service charges

Clearance confirmations and No Objection Certificates obtained from the relevant developer or master community.

03

Bank coordination

Liability letters, settlement sequencing and release of clearance documents where mortgages or corporate facilities are involved.

04

DLD trustee office representation

Appointment booking, attendance and collection of title deeds at Dubai Land Department registration trustee offices.

05

Attestation and translation coordination

Arranging legal translation and attestation of foreign corporate documents and Powers of Attorney.

06

Record of completion

A closing pack for each transfer: executed forms, receipts and the issued title deed, delivered to your finance or legal team.

Onboarding

Onboarding and engagement

A defined engagement from the first conversation.

  1. 1

    Scoping call

We understand the organisation, the properties involved, who signs, and who needs to be kept informed.

  2. 2

    Engagement letter

Scope, fee, reporting format and points of contact confirmed in writing. We confirm what we do — and what should sit with your lawyers or bank.

  3. 3

    Document checklist

A tailored checklist for your corporate documents so each transfer can be registered without rework.

  4. 4

    Execution and reporting

Each transfer runs to an agreed timeline with milestone reporting to your nominated contacts.

Service standards

Communication and reporting

Named case manager

Every instruction is owned by a named conveyancing manager who is your single point of contact from signed agreement to issued title deed.

Milestone updates

Progress is reported at each milestone — documents collected, NOC applied / received, bank letters, trustee appointment booked, transfer complete — in plain language you can forward to your client.

24-hour first response

Every new instruction and every query receives a substantive response within 24 hours on working days.

Escalation

If a file stalls, it escalates directly to a founder — Mariam or Suhail — who picks up the file personally until it moves.

Multilingual communication

Updates in English, Arabic, Russian, Dutch, French, Hindi or Italian to match your client.

Client evidence

What clients say about transfers handled by our founders.

Verbatim Google reviews. Where a brokerage is named, it is the agency through which the client was introduced. We do not publish case studies without the written consent of the parties involved.

“Recently completed on a villa purchase through Savills. As many know- buying in Dubai can be quite a stressful process but i wanted to take the time to write a review and express my gratitude to Savills conveyancer Suhail Ibrahim. He went above and beyond and im very grateful for his help in the process, without him i dont think we would of got to transfer! So thank you.”

Luke Fairbrass · Google review · Savills Dubai

“I had a fantastic experience working with Suhail as our conveyancer for our property transfer at DAMAC Hills. His extensive knowledge and professionalism are unmatched in the field of property conveyancing. Suhail expertly managed the process for both my father and me, demonstrating kindness and generosity throughout. While the agents involved were also commendable, it was Suhail's exceptional service that truly stood out. I highly recommend Suhail to anyone looking to sell or buy property in Dubai. His dedication and expertise make the process seamless and enjoyable. Thank you, Suhail!”

Rajan Mehta · Google review · Savills Dubai

“I had the pleasure to deal with Suhail Ibrahim during my property sale and I must say that the experience was really professional and very humane. Suhail was always responsive, on top of things at all times, very reassuring and extremely customer-centric. He never forgot any detail and was always prepared and had me prepared at every step of the way. I am pleased to say that the process was quite smooth thanks to Suhail and his attention to details. I highly recommend him.”
