Overview

What conveyancing services involves

Conveyancing is the administrative work that turns a signed Form F into a registered change of ownership: collecting and checking documents, obtaining the developer's No Objection Certificate, sequencing bank letters, booking the registration trustee and attending the transfer itself.

In Dubai that work usually falls on the agent, the buyer or nobody at all. ASMA exists so it falls on a specialist. We have handled more than 3,000 transfers since 2022 for brokerages, developers, investors and private buyers and sellers.

"Conveyancing" and "sales progression" describe the same service. Property transfers at the DLD, developer NOC coordination and mortgage-related transfers are all stages of that one service — not separate products — and all are covered by the single fixed fee.

Delivered directly by ASMA. This is a core service our own team carries out under our Documents Clearing Services licence.

Scope of service

What is included

01

Sales progression

One accountable manager owns the file from signed Form F to transfer: sequencing each step so time-limited documents are valid when needed, and chasing developers, banks, valuers and the parties proactively.

02

Contract F preparation and review

We check the Agreement of Sale for completeness and consistency with the title deed before anyone relies on it.

03

Case analysis and financial breakdown

A written breakdown of every government, trustee, developer and bank cost so both sides know the numbers before transfer day.

04

Developer NOC coordination

Service-charge clearance, application, attendance and follow-up until the No Objection Certificate is issued — and timed so it is still valid on transfer day.

05

Mortgage-related transfers

Seller's liability letter, buyer's final offer letter, property blocking at the DLD, settlement sequencing, release of clearance documents and registration of the new mortgage — on one or both sides.

06

DLD transfer representation

Transfer readiness check, manager's cheque schedule, trustee office appointment booking, attendance at the DLD registration trustee office and collection of the new title deed.

07

Progress reporting

Written updates at every milestone to the client and, where instructed, to the agents on both sides — written so your agents can forward them under your own name.

Outside our scope — stated plainly

  • We do not hold client funds, operate escrow or issue manager's cheques.
  • We are not a DLD registration trustee; transfers are executed at a licensed trustee office.
  • We do not provide regulated legal advice. Where a contract dispute arises we recommend a UAE-licensed lawyer.

How it works

Process, step by step

  1. 1

    Instruction

You book online or by phone; we confirm the engagement, the fixed fee and what we need from each party within one business day.

  2. 2

    Documents and analysis

We collect passports, Emirates IDs, the title deed and the signed Form F, and issue the cost breakdown.

  3. 3

    NOC and bank stage

Developer NOC and any bank letters are applied for in the correct sequence so no document expires before it is needed. Where the buyer settles the seller's loan, the property is blocked at the DLD first.

  4. 4

    Transfer

We book the trustee office, confirm the cheque schedule, attend the appointment and hand over the new title deed. Any new mortgage is registered at the same appointment.

Typical timeline: Most straightforward transfers complete in two to four weeks; where one or both sides have a mortgage, or the developer is slow, it can run to six.

Documents usually required

  • Signed Contract F (Agreement of Sale)
  • Title deed of the property
  • Buyer: passport, Emirates ID and visa (if held)
  • Seller: passport, Emirates ID and visa (if held)
  • Statement of Accounts (SOA) if the property is off-plan or handed over with a payment plan
  • Unified Tenancy Contract (not the Ejari) if the property is rented
  • Company buyer or seller: trade licence, certificate of incumbency, memorandum / articles of association, and each shareholder's passport and Emirates ID
  • Power of Attorney, attested and translated, if a party is represented

Exact requirements vary by developer, bank and authority; your case manager confirms the list for your file before anything is submitted.

Fees

AED 2,625 incl. VAT — fixed

Our published conveyancing fee per property, buyer or seller side, cash or mortgage. The DLD transfer fee is 4% of the price plus AED 580 for the title deed; DLD mortgage registration is 0.25% of the loan plus AED 290; property blocking is AED 1,545 where required. Government, trustee, developer and bank charges are paid by the client at cost and itemised in advance.

Frequently asked

Questions about conveyancing services

Is the fee really fixed?

Yes. AED 2,625 incl. VAT per property is published on our website and applies whether you are buying or selling, with or without a mortgage. There is no hourly billing and nothing is paid online.

Does my agent not do this?

A good agent coordinates, but agents are licensed to broker, not to run the file. Most of our instructions come from agents who want a specialist to carry the administrative load so they can keep selling.

Can you act if I am not in Dubai?

Yes, through a properly drafted and attested Power of Attorney. See our Power of Attorney coordination page.

Do you handle off-plan resales?

Yes. Off-plan resales are registered through the developer rather than a trustee office; the developer NOC and registration fees differ and are shown in our estimator.

Is sales progression a different service?

No. Sales progression is what the UK and Dubai brokerage market call conveyancing: the day-to-day pursuit of the file between signature and transfer. Our fixed fee covers it in full, including the developer NOC, the bank side and the trustee office appointment.

What if the seller or buyer has a mortgage?

We run the bank side as part of the same instruction: the seller's liability letter, the buyer's final offer letter, property blocking at the DLD where the buyer settles the seller's loan, settlement, clearance documents and registration of the new mortgage on transfer day. Liability letters have a short validity, so the sequencing matters — that is our job.

Can you handle only the transfer day if the sale was progressed elsewhere?

Yes. Where a file has been progressed by the agent and only the DLD trustee office appointment remains, we check readiness, issue the cheque schedule, book and attend the transfer and collect the title deed.

Do you update our client directly?

As your brokerage prefers. Some partners want us client-facing with the agent copied; others want updates to the agent only. We agree it in writing at the start.
